Around Dublin 12

Know the Layout Before Arriving

Most Dublin 12 homes are eighty or ninety years old and have been extended, converted or reheated at least once. The original runs are still under there, and that join is where trouble usually starts.

Every Dublin 12 job starts from what the house already tells us. RGI registered, fully insured, over 5 years in Dublin, and a fixed price agreed before work begins.

Dublin 12 House Types

Fix Corporation Houses Properly

Four house types cover almost all of Dublin 12. Knowing which one you have tells us where the pipework runs, where the boiler sits and what the job will take.

Back boilers are the other common one. Some of these homes still heat from the fireplace, and swapping that for a combi changes the pipework, the flue and the pressure all at once.

Crumlin Corporation Houses

Built in waves from the 1920s to 1945, same few plans.

Drimnagh Kitchen and Parlour Houses

Three-bed and two-bed Corporation layouts off Mourne Road.

Walkinstown and Perrystown Semis

Later builds with their own heating and pipe layouts.

Kimmage and Greenhills Extensions

Newer bathrooms and attic rooms joined to original runs.

Massive thank you to Ben from Cortech who came for an emergency call out to find my wedding ring. Didn’t need any plumbing work thankfully as he found it in about 10 seconds by figuring out what had happened - a very logical approach. Left me feeling silly, but very grateful. Thanks so much!

I had a shower unit locked open with water flowing for a couple of hours and needed a call out. Found Cortech on Google and rang them about 9.30 am on a Friday morning. The service man, a really helpful guy called Ben was here in 40 mins and sorted the problem immediately. He also helped me find a company who had a replacement unit and parts. From my initial call, to job completed ( including help with finding replacement unit ) took 45 mins. The speed and efficiency of the service, plus the really pleasant manner in which I was dealt with was a breath of fresh air. I would highly recommend Cortech Plumbing.

FAQ

Frequently Asked Questions

Does it matter if I have a kitchen house or parlour house?

Yes, because it changes where things sit. Kitchen houses are the three-bed Corporation layout and parlour houses the two-bed, and the hall, the stairs and the pipe runs differ between them. Telling us which one you have on the phone means we turn up knowing the layout. Call (01) 963 6090 and describe the house.
Usually yes, though it depends on the gas supply and the layout. Replacing a back boiler is more than swapping the unit: the pipework, the flue route and the system pressure all change, and the fireplace opening needs making good afterwards. Cortech surveys the house first and quotes a fixed price. Call (01) 963 6090.
Streets here were built together to the same plans, so when one house reaches the age where a pipe run, a cylinder or a boiler gives out, the neighbours are often close behind. That is useful rather than alarming, because the fault is already known and the fix is predictable. Call (01) 963 6090.
Yes. Lead and steel were standard when these estates were built, and both can be replaced in sections or throughout the house, depending on access and what you want to spend. Cortech quotes a fixed price after looking at what is actually there. Call (01) 963 6090.
Yes. Extensions and attic rooms are common across Crumlin, Drimnagh and Walkinstown, and both mean joining new pipework to runs laid in the 1930s and 1940s. Getting that junction right is what keeps pressure and drainage working afterwards. Call (01) 963 6090 before the builder closes the walls.
Timing depends on the job. Swapping like for like is quicker than taking out a back boiler, where the pipework, flue and fireplace all need work as well. Cortech gives you the timing along with the quote, before anything starts, so you know how long you are without heat. Call (01) 963 6090.
