Built for Small Houses

Stoneybatter was built by the Dublin Artisan Dwellings Company from 1895, using a handful of repeated house designs. Four rooms, two storeys, and a bathroom added at the back decades later.

Same team for a dripping tap or a full boiler replacement. RGI registered, fully insured, over 5 years in Dublin, and a fixed price agreed first.

Leaks Stopped Same Visit

Leaks where the added bathroom joins the original pipework.

Heating Back On

Heating faults in older boilers and small radiator runs.

Gas Made Safe First

Gas leaks found by RGI engineers, made safe, then repaired.

Drains Running Again

Taps and Bathrooms Sorted

Homes in Dublin 7

Each Build Fails Differently

Knowing the build tells us the job before we arrive. Dublin 7 holds four main types and they fail in different places.

Access is the thing that varies most. A four-room cottage has no loft, no side passage and no spare wall, so the route into the pipework decides the job.

Victorian Artisan Terraces

Repeated house plans with no original upstairs plumbing.

Interwar Corporation Housing

Solid houses with pipework from the 1930s.

Period Red Brick Houses

Original runs plus whatever each conversion added.

Modern Apartment Blocks

Pressurised systems needing the right replacement parts.

Massive thank you to Ben from Cortech who came for an emergency call out to find my wedding ring. Didn’t need any plumbing work thankfully as he found it in about 10 seconds by figuring out what had happened - a very logical approach. Left me feeling silly, but very grateful. Thanks so much!

I had a shower unit locked open with water flowing for a couple of hours and needed a call out. Found Cortech on Google and rang them about 9.30 am on a Friday morning. The service man, a really helpful guy called Ben was here in 40 mins and sorted the problem immediately. He also helped me find a company who had a replacement unit and parts. From my initial call, to job completed ( including help with finding replacement unit ) took 45 mins. The speed and efficiency of the service, plus the really pleasant manner in which I was dealt with was a breath of fresh air. I would highly recommend Cortech Plumbing.

FAQ

Frequently Asked Questions

Can you fit a bathroom in a four-room cottage?

Yes, in most cases. The usual routes are a shower room in part of the back return, or a bathroom taken out of a bedroom with the waste running down the outside wall. We look at the drain position first, because that decides what is possible.
Only where gravity will not carry the waste away. A macerator pumps waste up to the main drain, which is what makes a downstairs toilet possible in a cottage with no fall. Where there is enough fall, standard pipework is cheaper and quieter.
Yes. Leaks under solid floors are found with acoustic and thermal equipment rather than by digging, and once the spot is confirmed we break out only that section. Many Cabra and Navan Road houses have concrete floors, so this comes up regularly.
Usually yes. Modern combi boilers are much smaller than the units they replace and most fit inside a standard kitchen press. The flue route matters more than the box, because it has to exit safely and clear of windows and doors.
Only where gravity will not carry the waste away. A macerator pumps waste up to the main drain, which is what makes a downstairs toilet possible in a cottage with no fall. Where there is enough fall, standard pipework is cheaper and quieter.
For most jobs, under an hour. Changing a tap, a valve or a radiator means the water is off only while the fitting is swapped. Replumbing a house or changing a cylinder takes most of a day, and we tell you that before we start.
